
Thank you for booking your stay at our park. In order to provide a safe and enjoyable experience for everyone, we have the following rules and regulations.
Payment Policy:
We operate a cashless and paperless environment which means no cash or check payments and we don’t create alot of paper documentation. We require that an email address be on file for important communications. If you are a seasonal guest, your monthly amount will be automatically charged to the credit card on file on your monthly renewal date. If you are a vacationing guest, you will pay a depoist equal to one nights stay, or 3 nights on holidays, and then the balance of your stay will be charged one week prior to arrival. In accordance with our cancellation policy, if you do not cancel your reservation prior to one week (7 Days) before arrival, then the full amount is due.
- RV Sites: Please be aware that check-in time is 2:00 pm and check-out time is 11:00 am year round.
- Please contact the Office for availability of early check-in and/or late check-out. There will be a fee of $25 for early check-in and/or late check-out, if available.
Cancellation Policy:
- If a guest does not cancel more than 7 days of his/her arrival date, then 100% of the reservation amount is due and there are no refunds.
- If a guest cancels more than 7 days of his/her arrival date, deposit is refundable less the booking fee charged by our booking company and the 3% credit card fee.
- Campers who don’t call to let us know about a change in arrival date or don’t show up for their site on the day of arrival will have their reservation cancelled without a refund.
- There are no refunds for inclement weather, holidays, or events.
- Cancellation request must be received by 2:00 pm CST by email.
- These same rules apply to named hurricanes. In the event an evacuation is ordered for our area, we will allow a change of dates for your remaining stay dates, but not a refund.
RV and Campsite Appearance:
Please remember that your campsite is a recreational site and not a residence. We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can also be an open invitation to unwanted wildlife. The following are rules and regulations to help everyone be a good neighbor during your stay at Fort Morgan RV Park.
RVs:
- All RVs must be currently registered and maintained in good condition and are subject to external inspection before entering the park. We do not discriminate based on the age of a unit, but focus on the care given to the unit and the safety issues that could impact our park and guests.
Campsite:
These rules are for our vacationing guests as well as our seasonal guests. We realize that some of this may not pertain to you and your stay.
- The campsite shall always remain neat and orderly, free from trash, debris, and unused items/clutter.
- No clotheslines, tarps, tents, canopies. We allow shade coverings in places where they cannot obstruct another guests view of the water.
- No rugs or mats on the grass, and no parking on the grass.
- All household garbage must be bagged and placed in the designated dumpster located near the dog park.
- No additional structures can be added by seasonal guests. Additional canopies, clotheslines, storage buildings, decks, fences, tents or tarps are prohibited. No stakes/poles in the ground. No digging.
- Nothing can be attached to any tree in the park. This includes flags, plant hangers, bird feeders, or hammocks.
- Management reserves the right to ask a Guest to remove any item on their site at any time that violates these rules or interfers with another guest.
- Do not cut trees or branches or remove landscaping. If there is a problem, please report this to management.
- RV & Boat washing is available for a fee. Please check with the office before washing any unit.
- It is the Guest’s responsibility to remove items from the lawn for lawn maintenance. We try to do lawn maintenance during times that are not intrusive for guests. If you leave the park, please move your items off of the grass.
Campground Connections:
- Electric: We do not allow ‘pig tail’ or ‘dog bone’ adapters from 50 amp to a 30 amp. You must plug in to the appropriate receptacle that matches the hard wiring of your RV.
- Sewer: Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains. Do not put grease down the sewer.
Visitors:
- All overnight guests must be registered with the office and on your reservation.
- Guest Rates are based on a 4 person party. Additional guests over 4 are $5/day/guest with a maximum of 6 total guests per site.
- Day passes for visitors are allowed based on occupancy. We are a small park with limited parking. Guests are responsible for the conduct of their visitors and shall be personally liable for any injuries or property damage caused by or arising from the actions of their visitor. Please check with the office if you are going to have guests on the property.
Children:
- Parents are responsible for the behavior and welfare of their children at all times. Parents must supervise children when using any campground facilities.
- Children under 12 must be accompanied by an adult in the laundry room, the bathrooms, and on the pier.
Vehicles:
- One vehicle is allowed per site and must be registered with the office. No dirt bikes (non-street legal motorcylces), ATVs, or UTVs can be operated within the park for the safety of all guests. Boat and Trailer Parking is allowed by reservation only.
Speed Limit:
- Please observe our 5 mph speed limit to insure the safety of all our guests. Remember, people are walking pets and children are playing!
Quiet Time:
- Be considerate of your neighbors. Keep noise levels down to a minimum between 9:00PM to 9:00AM on weekdays and 10PM to 9AM on Friday and Saturday nights. No loud trucks, cars, or generators.
Drug use:
- Drug-related criminal activity engaged in, on or near the premises by Guest or visitor of Guest, or such activity engaged in on the premises is grounds for immediate eviction. Possession and use of marijuana is only legal for qualified medical marijuana patients. Medical Marijuana can only be consumed inside of your recreational vehicles with windows closed so that it will not impact other guests. Permit must be presented if requested by staff. A guest refusing to provide the permit will be asked to leave with no refund.
Alcohol:
- No public intoxication.
Smoking:
- Smoking is not permitted in public areas in accordance with Alabama law.
Fireworks and Firearms:
- Fireworks are not permitted to be used on park property. Firearms are prohibited outside of your RV when on park property including BB, Airsoft, and pellet guns. We support the right to bear arms as well as property owner rights to set guidelines for their use.
Campfires:
- Campfires in designated fire-pits only. Be sure to put out campfires before bed, before heading out for the day, or when you leave. Fire pits on sites must use ash screens. No firepits or grills on picnic tables.
Liability:
- The use of Fort Morgan RV Park facilities is at the user’s own risk. Guests are responsible for their visitors. Fort Morgan RV Park assumes no responsibility or liability for the safety and security of RV tenants/campground guests/visitors. Fort Morgan RV Park is not responsible for loss or damage to Guests’ property due to theft, vandalism, fire, any casualty, or act of God. Registered guests and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance for their RV and vehicles.
Guest ‘s Visitor Policy:
- The only RV, vehicles, and occupants allowed to stay at Guest’s site are those listed in this agreement. Any changes must be authorized by Management.
- Guest may host two (2) visitors per day at no charge. Visitors must be in the company of Guest. Because we have limited parking this could be restricted when park is fully occupied. Please check with the office. All guests and visitors must wear a wrist bracelet if asked.
- Overnight visitors of a guest must be registered, in person with valid ID, at the office and will be charged $5 per person per night with a 6 person maximum allowed per site.
- Guest is responsible for the conduct of their visitors and shall be personally liable for any injuries or property damage caused by or arising from the actions of said visitor.
- Falsely representing the number of people at Guest’s site or exceeding the number paid for is considered a serious violation! Guest may be subject to immediate removal from the park with no refund. Guest will be charged for visitors if found to be in unregistered.
- If you are expecting visitors during your stay or have people in your party that are arriving after check-in, please advise us at the time of check-in. Visitors must present at the office with a valid ID to obtain a car tag.
Pet Policy:
Fort Morgan RV Park is pet friendly and welcomes campers who travel and share their camping experience with their pets. However, to ensure all of our guests have a safe and enjoyable time, it is important for guests to abide by the following pet policy:
- NO PETS in the office, bathrooms, laundry room, or playground unless they are licensed service animals.
- All pets must be registered with the office and current vaccinations and rabies records are available upon request.
- Pets must be kept on a leash of 6 feet or shorter whenever they’re outside your vehicle or RV and in the control of their owner. Pets are not to be left tethered outside without the owner present.
- Anyone walking a pet or monitoring a pet outside of their unit must be able to maintain control of that pet. If an owner cannot control their pet this could lead to being asked to leave the park or in more serious cases a call to animal control.
- No dog pens, fences, or cages are allowed on site. Small fencing for small dogs is allowed on a case by case basis. Please check with management.
- Pet owners should pick up and properly dispose of pet waste. If our staff observes you not cleaning up after your pet, you will be fined a minimum $100.
- Excessive barking, even if inside of your RV, or aggressive pets will not be tolerated. Violation of the pet policy can result in termination of your stay at Fort Morgan RV Park, and no refund of any payments will be issued. Excessive barking would be consistent barking for 5 minutes or more or barking at night that causes a guest to complain.
- Dogs and cats are welcome at Fort Morgan RV park. Other pets, (livestock, poultry, reptiles, or exotic pets) are only permitted if they remain inside of your RV.
- All pets must be registered with the office and current with vaccinations and rabies registration. Documentation must be readily available. For the pets safety, they should be collared and have an identifying tag.
Fort Morgan RV Park owners and affiliates shall be held harmless and assume no responsibility, implied or otherwise, for pet bites or any pet related injuries. The owner of any pet is responsible for any injuries or damage caused by their pets. In addition, the owner of any pet that causes injury or damage to another is expected to resolve the issue directly with the injured party. Violation of these guidelines can result in the guest being asked to leave the park without a refund.
Golf Cart Rules:
In exchange for the privilege of using your golf cart at Fort Morgan RV Park, you are accepting responsibility for and hold harmless Fort Morgan RV Park for any and all injuries and damages to any individual or guest, without limitation, those injuries or damages resulting from acts of active or passive negligence. Guest must provide proof of liability insurance and sign a liability waiver.
Guests renting golf carts from Fort Morgan RV Resort must abide by the same rules and guidelines.
Golf Cart Rules:
- Operate the golf cart in a safe manner, and adhere to all rules set forth by Fort Morgan RV Park.
- Guest will be liable for all medical and legal claims that may arise from use of the golf cart.
- Guest agrees to accept the risks of using a golf cart and on behalf of him/herself, and voluntarily releases Fort Morgan RV Park, and its owners, officers, employees, and agents from any and all claims, actions, causes of actions, suits, judgments and demands for bodily injury, property damage, loss of life and/or loss of services, in law or equity, that may in any way or manner arise out of use of guest’s golf cart.
- Guest will certify that he/she is at least 16 years of age and will maintain a valid driver’s license while in use of the golf cart. It is strictly forbidden that a minor or any individual without a valid driver’s license operate this vehicle. At no time may a minor have a hand or hands on the steering wheel when the vehicle is moving. A registered Guest will have possession/control of vehicle keys when the golf cart is not in use.
- Guests understand that under no conditions is guest allowed to let another driver drive a golf cart, unless cleared by the staff upon signing of the rules and liability risk waiver.
- Guests will not attempt to transport more people than the golf cart was designed to carry.
- Guests understand that the golf cart must remain on roadways, and will not take the golf cart on nature trails, grass areas, etc.
- Guests will not operate golf cart after dusk without proper head and tail lights.
- Guests acknowledge that anyone observed abusing golf cart rules and regulations will forfeit all use privileges immediately. This includes reckless driving, speeding, or allowing underage guests to operate the cart. Golf carts are a motorized vehicle and driving or riding in these vehicles can lead to serious injury, property damage and even death. No excessive speed, joy riding, or any type of unreasonable activity with the golf cart will be tolerated.
- Guests are responsible for liability insurance on their golf cart and will provide said proof of insurance upon request.
Trash and Garbage Disposal Rules:
- Please use the appropriate dumpster located near the dog park.
- Please do not leave trash on the outside of your campsite overnight! Do not dispose of trash in pet waste stations.
- Fort Morgan RV Park is not responsible for disposing of: grills, mattresses, refrigerators, bicycles, tables, chairs, empty paint cans, vacuums, awnings, etc. Please, household refuse only.
Septic Waste Policy
Septic Waste Policy – Due to the capacity of our septic system:
- Only use RV toilet tissue.
- Do not flush feminine products of any kind.
- Do not flush “flushable” wipes because they are NOT biodegradable, even if they say they are!
- Do not use garbage disposals.
- Do not pour grease down sinks.
- These items can cause damage to your holding tanks as well as cause sewer blockages in the park. If it is found that a blockage is due to a camper’s negligence, the guest will be assessed charges for labor and supplies to make repairs at a minimum of $100.
- These rules apply to both your RV and our bathhouses.
- Do not use PVC pipe as a sewer hose. Only RV-type sewer hoses allowed.
Freeze Warning Policy:
- If the temperature dips below freezing, you must turn off water at the campground spigot and disconnect your water hose from the spigot unless you have a heated and insulated water hose approved by management. Failure to do so may cause damage to the campground spigot, resulting in a minimum $250 repair charge billed to guest. Management will inspect sites nightly and each morning following a freeze event.
Laundry:
- On site washers and dryers are available for guest use in the Guest Services building. You do not need change. They are open 24 hours per day.
- Please do not wash pet bedding and large bulky items in our washers.
- Please respect other guests and keep your laundry monitored so the next guest can use the machine.
Failure to adhere to these policies may result in fees incurred or removal from the RV Park without refund.
